All three typologies share the sea orientation and a private pool. What changes is scale, bedroom count and position on the plot. This quick read helps you decide; each villa's sheet below gives the detail.
Prioritise views, privacy and a layout that works day to day. Sangiang (beachfront, 3 suites) and Mandalika (2 floors, 3 bedrooms) are the usual starting point.
More bedrooms, a double-height living room, a usable roof and a generous plot. Rinjani, with 4 master suites and up to 683 m² of plot, is the typology designed for this.
Any of the three typologies allows mixed use. The outcome depends on occupancy, season, management and operating costs; we explain this without promised figures on the investment page.

As of 12 October 2026, according to the developer, the retaining walls are complete and all eleven plots are prepared to start the villas: the first milestone of the construction schedule has been reached. The villas are yet to begin; the following stages are listed without dates and handover follows each unit's contractual schedule.
The total price is split between the land (9 %) and the construction contract (91 %). The first milestone of the construction schedule is 25 % of that contract, i.e. 22.75 % of the total price.
Entering at this stage means paying the land (9 %) plus the first construction milestone (22.75 %): 31.75 % of the total price. The rest follows the milestone schedule in each unit's documentation.
The largest, most exclusive and most representative properties in the development. Conceived as the centrepiece of the project, they combine modern architecture, generous proportions and a permanent visual connection with the ocean.
On the ground floor, two master rooms with en-suite bathrooms, shower, bath, walk-in wardrobe and uninterrupted sea views. The heart of the villa is its great double-height living room — a luminous space that holds kitchen, dining and lounge areas.
