Three Islands Group

Three partners.
One table.

Holiday rentals, hotels and sports facilities: three business careers in Mallorca now working together in southern Lombok.

Who we are

A developer
that builds little
and well.

Three Islands Group grew out of three complementary careers in Mallorca: managing holiday homes, running hotels and operating a sports facility. Three trades with one thing in common: knowing what makes a place work once someone lives in it.

We work at human scale. We are not a listed group or a fund: we are three partners and a small team that selects sites one by one, follows each project from prospecting to handover and keeps a direct relationship with every buyer.

The name sets the horizon: three islands over the coming years. Lombok is the first and Aregulin Estates is our calling card.

Nicolás, Daniel and Jaime · the three partners.

Three different careers and a single decision table. What matters is not what each of us knows separately, but what happens when the three of us look at the same plot.

The partners

Three trades,
one direction.

Each partner brings a concrete, verifiable layer: how a holiday home is lived in and managed, how a facility is operated every day, and how a seafront hotel is run and maintained. Here is who each one is and what stands behind them.

Nicolás Pons

Founder and CEO of 5StarsHome, Mallorca.

5StarsHome is a Mallorcan holiday-rental company with more than ten years behind it. It manages homes and looks after owners and guests in Mallorca and Ibiza: marketing, bookings, arrival, stay and upkeep of the house between seasons.

It is a trade learned house by house: what a guest expects when the door opens, what an owner who lives far away needs, and which details keep a home working year after year.

What he brings to the project

A real-use perspective. At Aregulin Estates that view shapes the villa layouts, the operating details of a seafront home and the conversation with each buyer about how they intend to live in or rent it.

Daniel Ciofi

Smash Padel Group · Playa de Muro, Mallorca.

Daniel is linked to Smash Padel Group, the sports project with its centre in Playa de Muro (Circuit del Llac s/n), next to the EIX Lagotel hotel. The centre brings together 15 padel courts, ten indoor and five outdoor, an academy, a fitness room and a physiotherapy centre.

Running a facility like this means operating every day: bookings, court and building maintenance, staff, customer care and the sports calendar. It is a culture of service and sport, not of the boardroom.

What he brings to the project

An operations and sports perspective in a project where the sea and surfing are already part of daily life. How maintenance is organised, how users are looked after, and what separates a facility that works from one that merely looks good.

Jaime Horrach

CEO of Eix Hotels. Former president of the Alcúdia and Can Picafort hotel associations.

He runs Eix Hotels, a Mallorcan hotel chain with properties in Puerto de Alcúdia, Playa de Muro and Can Picafort: an adults-only hotel, a family resort and a hotel with spa. He served as president of the Alcúdia and Can Picafort hotel associations, part of the FEHM federation.

Running seafront hotels for years teaches concrete things: how a building ages with salt air, how service is organised by season, and what separates an operation that lasts from one that wears out.

What he brings to the project

Hotel judgement applied to eleven villas: materials and maintenance designed for the sea, service organisation and a realistic reading of seasonality. That judgement informs the design of the villas and the phase after handover; it does not replace each buyer's independent legal advice.

Why three

Why three trades
and not one.

A seafront villa asks for different things at each stage: designing it for the people who will live in it, building it so it lasts, and operating it when the owner is away. Each partner has done one of those three things for years in Mallorca.

Covering all three fronts from a single profile is hard. From three profiles that know and respect each other, possible.

N

Real use and guests

How a holiday home is lived in and what a remote owner needs.

D

Daily operations

Maintenance, staff and customer care in a facility that opens every day.

J

Seafront hospitality

Materials, service and seasonality learned running hotels on the Bay of Alcúdia.

How we work

Three non-negotiable principles.

These are the criteria the three of us have discussed and that guide which projects we take on and which we do not.

01

Place before product.

We do not start from a masterplan and look for land. We first identify an uncommon natural enclave and design the villas around its geography, orientation and character.

02

Human scale.

No resorts, no towers. We work in short collections, like the eleven villas at Aregulin, where we can keep architectural quality and a direct relationship with each owner.

03

Local materiality.

Low-rise architecture, regional materials and native vegetation, built with local contractors. The place has to remain the place after us.

Partnership culture

A small table.
Fast decisions.

We eat together before signing, discuss every plot and call each buyer by name. It is a way of working that does not scale, and precisely for that reason the one we have chosen.

Development model

From prospecting
to keys.

Each project goes through four phases: legal and technical prospecting, design, supervised construction and handover with follow-up. A documented process designed so the international buyer understands every step.

01 — Phase

Prospecting

Site selection, legal review of title and permits with a local firm, analysis of access, utilities and surroundings.

02 — Phase

Design

Architecture developed by an international team, focused on integration with the landscape, natural ventilation and materials.

03 — Phase

Construction

Local contractors, continuous site supervision and periodic progress reports to the buyer, with photography.

04 — Phase

Handover

Documented handover, coordination with legal advisers on formalisation and support in the chosen use regime.

Let's talk

Two different questions,
the same conversation.

Some write to us thinking about a house to spend seasons in; others with a spreadsheet open. Both questions interest us equally, and one of the three partners answers them.

Second home

I want a house by the sea in Lombok

Start with the villas: typologies, renders, plans and prices per plot.

Investment

I am assessing a purchase

Regional context, possible uses, legal structure and process. And the dossier, after a first conversation.
